Property Measurement
Explore Our ANSI-Compliant Property Measurement Services
As a realtor, you know how critical accurate property measurements are for attracting buyers, setting the right price, and building trust with your clients. At Precision Appraisal Services, we specialize in ANSI-compliant property measurement services, ensuring your listings meet industry standards and provide the precision buyers expect. We’ve worked with countless real estate professionals across San Diego County, and we understand the challenges you face when dealing with unclear or inaccurate measurements.
Why Accurate Measurements Matter
Getting the square footage right isn’t just about numbers—it’s about credibility. Inaccurate measurements can lead to overpricing, legal disputes, and lost deals. We’ve seen it all:
Ceiling Height Issues:
For instance, that bonus room in a charming Mission Hills home with sloped ceilings might look like additional square footage, but if the ceiling height drops below 7 feet for over 50% a room, it can’t legally count as part of the gross living area under ANSI standards.Unpermitted Additions:
It’s common in neighborhoods like Clairemont or North Park to find unpermitted garage conversions or backyard casitas. While these spaces can add value, they can’t always be included in the official square footage. Misrepresenting this on the MLS could lead to disputes later.Outdated MLS Listings:
We’ve helped realtors in La Jolla and Del Mar remeasure properties that were listed inaccurately on the MLS, sometimes off by hundreds of square feet. This can create confusion during the sale process and erode trust with buyers.
Our measurement services ensure that you start with accurate data, avoiding these pitfalls and giving you a competitive edge.
What are ANSI Standards?
The American National Standards Institute (ANSI) has set the ANSI Z765-2021 standard for measuring single-family homes. These standards ensure consistency and accuracy when calculating square footage. Highlights include:
Ceiling Height Requirements: Areas with ceilings under 7 feet (except under beams or ducts) cannot count as part of the gross living area.
Permitted Areas Only: Unpermitted additions are not included in gross living area calculations but can be noted separately.
Measuring Finished Areas: Only spaces that are fully finished, heated, and directly accessible from other living areas can be included.
Fannie Mae has required appraisers to use ANSI standards for all single-family appraisals since April 2022. This ensures appraisals align with industry expectations and helps prevent misrepresentation. Learn more about the standard here.

Why San Diego Realtors Trust Us
Having worked in San Diego’s diverse real estate market for years, we understand how much variation there is in properties across the county. Here’s how we help:
Coastal Homes: In places like La Jolla or Del Mar, high-value properties often feature custom additions, guesthouses, or unique layouts. We make sure every square foot is measured and accounted for correctly.
Urban Areas: Condos and townhomes in Downtown San Diego and Little Italy often have irregular layouts. We provide precise measurements so your listings are accurate.
Suburban Homes: Family-friendly neighborhoods like Rancho Bernardo and Carmel Valley frequently have remodeled spaces or additions that need careful evaluation.
Rural Properties: In areas like Ramona and Fallbrook, detached structures or agricultural buildings can create confusion about what counts as living space. We clarify it all.
